Survey Coverage

Survey coverage will be provided, without an up-to-date survey, in the following situations:

 


  • the property is the whole of a lot on a registered plan of subdivision (see below for definition); or

  • the property is in Land Titles (Absolute, Conversion Qualified or Plus); or

  • there is an existing survey which has been reviewed by the purchaser for accuracy or the vendor is providing a statutory declaration commenting on its accuracy; or

  • declarations of possession for a 10-year period are available; or

  • a surveyor’s inspection report is prepared by an Ontario Land Surveyor.

Whole of a Lot

For TitlePLUS purposes, a “whole of a lot on a registered plan of subdivision” includes a property:

 


  • consisting of two or more whole lots on a registered plan of subdivision; or

  • consisting of part of a lot on a registered plan of subdivision, where there was a part-lot control exemption by-law registered to allow the initial conveyances in the subdivision; or

  • which was the subject of a consent proceeding for severance purposes (either as the parcel to be conveyed or the remaining parcel), provided that the severance occurred in accordance with an up-to-date Reference Plan and any necessary conditions attached to the approval were satisfied; or

  • which was the whole of a lot on a registered plan prior to an expropriation, road widening or road closing, resulting in the removal or addition of a part lot.
